Window Cleaning

What affects the price of window cleaning

  • Number of panes and whether we clean inside, outside or both
  • Height: ground-floor glass versus two-story, foyer or roofline windows
  • Divided-light or storm windows, which are detailed pane by pane
  • Screens, tracks and sills included or glass only
  • Hard-water stains or paint overspray that need extra treatment

Time on site: A typical two-story home with inside and outside glass is usually a half-day visit. One customer with 98 window surfaces noted the job took about half a day. Exterior-only work on a single-story home is usually done in one to two hours.

Exterior Window Cleaning

What affects the price of exterior window cleaning

  • Storys and roof access: ladders, water-fed poles or both
  • Pane count and window style (casement, double-hung, divided light)
  • Screens removed and cleaned, or left in place
  • Mineral spotting from sprinklers or hard water
  • How long since the last cleaning

Time on site: Most single-family exteriors take one to three hours. Tall glass is reached with water-fed poles and ladders rather than scaffolding, and no one needs to be home.

Interior Window Cleaning

What affects the price of interior window cleaning

  • Number of rooms and panes
  • Two-story foyers and stairwell glass that need ladders inside
  • Tracks and sills with built-up grit
  • Blinds or furniture that must be moved and replaced
  • Whether exteriors are cleaned on the same visit (combined visits are quoted together)

Time on site: Plan on two to four hours for a typical home. Technicians work room by room with drop cloths down and shoes off, so the rest of the house stays usable.

Technician pressure washing a concrete walkway with a surface cleaner
Pressure Washing

What affects the price of pressure washing

  • Square footage of concrete, pavers or wood
  • Surface type: concrete takes more pressure than wood or pavers, which need lower pressure and more time
  • Oil, rust or tire-mark stains that need pre-treatment
  • Access to water and the layout (driveway, patio, steps, retaining walls)

Time on site: A standard two-car driveway takes one to two hours. Decks and patios depend on size and condition; a weathered deck is slower because we lower the pressure to protect the wood.

Soft Washing

What affects the price of soft washing

  • Roof or siding area and height
  • Type and amount of growth: algae streaks, moss, lichen or mildew
  • Delicate materials (cedar, stucco, painted wood) that need slower work
  • Plant and landscape protection around the house
  • Whether gutters and downspouts are cleaned in the same visit

Time on site: Most roofs and whole-house soft washes are a half-day job. Results on algae are visible right away; moss and lichen loosen over the following days and rinse off with rain.

House Washing

What affects the price of house washing

  • Square footage and number of storys
  • Siding material: vinyl, fiber cement, brick, stucco or wood
  • How much algae, mildew and cobweb build-up there is
  • Hard-to-reach areas such as dormers, gables and porch ceilings
  • Adding gutters, windows or the driveway to the same visit

Time on site: A typical two-story home takes two to four hours. We work from the top down and rinse as we go, so siding is left clean and dry with no streaking.

Gutter Cleaning

What affects the price of gutter cleaning

  • Linear feet of gutter and number of downspouts
  • Storys and roof pitch, which decide ladder work versus roof access
  • How much debris there is and how long since the last clean
  • Gutter guards that need to be lifted and reset
  • Flushing downspouts and clearing underground drains

Time on site: Most homes take one to two hours. We scoop and bag debris rather than dropping it on beds and walks, flush every downspout, and tell you about any loose hangers or leaking seams we find.

Screen Cleaning

What affects the price of screen cleaning

  • Number of screens and whether they are already off the windows
  • Fixed, sliding or retractable screen types
  • Screens with tears, bent frames or missing spline that need a note before cleaning
  • Whether screens are cleaned as part of a window visit (cheaper) or on their own

Time on site: Screens are brushed, washed and rinsed on site and go back on the windows the same visit. Added to a window cleaning, they rarely add more than an hour.

FAQ

Pricing questions

Why not a price list?

Two homes with the same square footage can be very different jobs: a ranch with 14 windows and a two-story with 40 and a foyer wall, a flat driveway and one with steps and a retaining wall. A written quote for your address is the only number we can stand behind.

Is the estimate really free?

Yes. Written quote by text or email within one business day; on-site estimates for larger jobs. There is no fee for looking, quoting or declining.

Does booking several services lower the price?

Combined visits are quoted together, and one trip, one setup and one crew usually make the combined price lower than two separate visits. Windows with gutters and a house wash with the driveway are the common pairs.

When do I pay?

After the walk-through, once you have seen the finished work. Ask when you book if you need a specific payment method.

Do you charge for travel?

The written quote is the full price for your address. Farther areas such as Dayton are grouped into route days so we can keep it that way.
