Recurring commercial cleaning plans

A standing schedule keeps glass, walks and siding at the same standard all year, with one written price and one point of contact. Here is how the plans work and which one fits which property.

Cadence

Four schedules that cover most properties

Weekly or every two weeks

High-traffic storefront and restaurant glass, entry doors and thresholds. Done before opening.

Monthly

Office lobbies, medical entrances, leasing offices and smaller storefronts. Exterior glass with a quick interior touch of doors and sidelights.

Quarterly

Full exterior glass on offices and medical buildings, plus interior glass twice a year. The most common office plan.

Spring and fall

Building washing, gutter cleaning, walkway and patio pressure washing for apartment communities, HOAs and managed buildings, phased across the property.

How it works

One written plan for the whole property

We walk the property, write one itemized price that lists each building face, entrance, walk and roofline, and put the schedule in the same document. Written quote by text or email within one business day; on-site estimates for larger jobs.

Visits are scheduled around your hours: before opening, after close or on a quiet day. Calls and texts answered 24 hours a day, and you can send photos of a problem spot between visits.

By service

What each service looks like on a plan

Window Cleaning

Storefront glass and entry doors are cleaned on a monthly or quarterly schedule, before opening or after close so customers never walk through a wet entry. Multi-tenant buildings get one written price per visit.

Exterior Window Cleaning

For street-facing businesses we clean exterior glass early, before foot traffic, and can add a quick entry-door wipe between full visits.

Interior Window Cleaning

Offices and medical suites are scheduled before or after hours. We can work floor by floor so no area is disrupted for more than an hour or two.

Pressure Washing

Sidewalks, dumpster pads, drive-throughs and entry walks are cleaned before opening or after close. We can set a recurring schedule so gum, grease and algae never build up.

Soft Washing

Soft washing is the right choice for stucco and painted commercial exteriors where pressure would damage the finish. We quote by building face so you can phase the work.

House Washing

Apartment buildings, HOAs and small office exteriors are washed building by building with a written scope for each, so property managers can budget and schedule in phases.

Gutter Cleaning

Commercial gutters, roof drains and downspouts are cleared on a spring and fall schedule, and we can send photos of the finished work.

Screen Cleaning

Patio and window screens for restaurants and apartment communities are cleaned in bulk, usually paired with the exterior window schedule.

Plans by property type

  • Restaurants: Most restaurants book glass every two to four weeks and a pressure wash of the patio and walks each spring and again before the holidays.
  • Office Buildings: Office buildings usually settle on a quarterly exterior schedule with interior glass twice a year, and lobbies monthly.
  • Retail Stores: High-traffic storefronts are usually cleaned weekly or every two weeks; smaller shops monthly.
  • Property Management: Managers usually set a spring and fall schedule across their portfolio, with glass on the leasing office monthly.
  • Medical Offices: Most practices schedule exterior glass monthly or quarterly and interior glass twice a year, early in the morning before the first appointment or on a closed day.
  • Apartments & HOAs: Communities usually run a spring wash and a fall gutter cleaning across the property, phased over a few weeks.

FAQ

Recurring plan questions

Is there a contract?

A recurring plan is a written schedule and price that either side can change with notice. HOA and property-management proposals are written for board approval and usually run a season or a year.

What if we need to skip a visit?

Text or call before the visit and we move it. Weather reschedules are on us.

Can one plan cover several properties?

Yes. One schedule and one point of contact across properties, with invoicing per property or consolidated, whichever your accounting prefers.

Do prices change between visits?

The written plan price holds for its term. If the scope changes (new signage glass, a patio added), we re-quote that part in writing.
