Freezing days limit the calendar

Dayton averages nearly 110 days a year with a low at or below freezing, which is more than the Cincinnati airport's 100 days. Average temperatures from December through February sit in the 30s or lower. That is why exterior glass cleaning concentrates in spring and fall, and winter is better for interior work.

Average temperatures reach the low 40s in March and November, which is where exterior work becomes practical again in spring and starts to wind down in fall.

Rain, gutters and algae

Dayton gets about 41 inches of precipitation a year, with the wettest months running from April through July. About nine days a year bring an inch or more, when overflowing gutters are most likely to stain siding and soak foundations. Clearing gutters before the spring rains and again after leaf fall is the practical response.

Wet springs and shade encourage algae and mildew on north-facing siding and decks, which is why spring is a common time for soft washing.

An older housing stock

In the city of Dayton the median home was built in 1951, and 85.8% of homes were built before 1980, based on Census estimates. Only 48.2% of occupied homes are owner-occupied, and the median home value is $93,200. Older homes call for lead-safe wet methods around painted window frames and gentler washing on older materials.

The takeaway

Plan exterior cleaning for spring and fall, clear gutters around the wet months, and treat Dayton's older homes with extra care.
