Northern Kentucky Home Age and Housing Facts
Northern Kentucky has newer suburbs in the south and older river towns in the north. The three main counties show a clear split in home age.
Data: American Community Survey 2019-2023 5-year estimates. Checked October 2026.
| County | Median year built | Homes built before 1980 | Owner-occupied | Median home value |
|---|---|---|---|---|
| Boone County | 1995 | 26.8% | 76.7% | $253,200 |
| Kenton County | 1974 | 58.6% | 70.0% | $227,500 |
| Campbell County | 1972 | 57.1% | 71.0% | $234,500 |
Two kinds of housing
Boone County, home to Florence, Union and Hebron, has the newest housing, with a median year built of 1995 and about one in four homes built before 1980. Kenton and Campbell counties, which include Covington, Newport and Fort Thomas, are older: more than half of homes were built before 1980.
That split shows up in the work. In the older river towns, homes tend to have brick exteriors, older windows and hillside lots. In Boone County, larger vinyl-sided homes with big windows and taller entryways are more common.
What it means for cleaning
For homes built before 1980, especially in Kenton and Campbell counties, lead-safe wet methods around window frames and tracks are worth following. Older masonry and painted wood also call for gentler washing than newer vinyl.
For newer Boone County homes, the more common issues are algae on shaded vinyl siding, hard-water spotting from irrigation, and tall windows that need extension equipment to reach safely.
Ownership and value
About 70% to 77% of occupied homes in all three counties are owner-occupied, so most work is for homeowners who want a seasonal routine. Median home values range from $227,500 in Kenton County to $253,200 in Boone County.
The takeaway
Match the method to the home: lead-safe, gentle handling for the older river towns, and algae and hard-water care for newer southern suburbs.
